Re: “Do You Try to Return Stuff Left in Your Cab?

I left my electric guitar and a case filled with effect pedals in the trunk of a cab in the East Village. I thought I was never going to see my (expensive) gear again but called 311 anyway to file a report. Apparently the driver turned everything in as soon as he parked his taxi in the garage. Through the report and based on the description I made on 311 they were able to track me and called me a day after to pick everything up at the taxi garage in Long Island city. I really appreciate the honesty of all the people who were involved in helping me find my stuff! Made me more conscious about doing good.

Re: “Guys Who Don’t Put Out

"...being refused, even a kind refusal like the ones you are giving, feels hurtful."

Bullshit.

So, having all that power and being "the gatekeepers of sexual desire" is still not enough to be understanding or to at least avoid reacting inappropriately? What are you saying here? That women can act like assholes because they're not used to being rejected? So, instead of saying to this guy, "Yeah, dude, that's fucked up. But you probably shouldn't get involved with any woman that reacts that way", you justify the inappropriate responses given to him. Ugh.

Re: “"An Applebee's Grows in Brooklyn"

I suspect their clientele is year-round residents, not seasonal visitors. The people who live in Coney Island are mostly poor and lower middle class. An Applebee's will provide them with a year-round dining choice they didn't have before, just like the locations they've put at the Junction, downtown at Flatbush & DeKalb and in Atlantic Terminal, and Restoration Plaza. It's on the street, not the boardwalk, and will be open all year round. They're aiming at a community underserved by fast-casual restaurants, as can be seen by their sponsorship of events like the Martin Luther King Jr. Concert Series at Winthrop Field. As a vegetarian, I don't eat there, but I bet their demographic survey of the community led them to believe they'll be successful there. And Applebee's is a superior experience to another Burger King, McDonald's, Wendy's, etc. for people with limited funds.

Re: “If You Live In Bushwick, Your Apartment May Actually Be Rent Stabilized

Email RentInfo@nyshcr.org with the name of the person named on the lease, your address and apartment number in order to have the rent history mailed directly to your house.

Also, the article's headline mistakes rent-control for rent-stabilization. Not nearly as many rent-controlled apartments remain. http://www.housingnyc.com/html/resources/faq/rentstab.html

Re: “If You Live In Bushwick, Your Apartment May Actually Be Rent Stabilized

This is a decent start, but you need to include the procedures involved with obtaining said rent history (hint: it's easy, but you still need to provide certain info). It would also be helpful to include a guide detailing the translation of the rent history entries, specifically in terms of why the "rent controlled" portion might be blank, why the formerly controlled tenant may have the same last name as the landlord (!), legitimate increases for vacancy leases, ascertaining whether your apartment really reflects $15,000 of recent cosmetic repairs to justify what appears to be a hefty increase recorded the year before, legitimate improvement increases based on building size or common area maintenance, where to find previous year RCB guidelines to calculate proper increases, and the rules pertaining to "preferential rent."

Just as online accessibility allows us to be more informed than ever about tenant rights, the same convenience encourages NYC-bound transplants who never would have considered doing so 10-20 years ago. Unfortunately a lot of these people might not be bothered to research and correct rent history, since they don't plan on sticking around for the long haul and perhaps are under the impression they'll create "trouble" in their short-term situation. Such complacency is bad for the longtime neighborhood residents as well as those who come afterward.

It may not even be in your lease! I'm a realtor in NYC with Fenwick Keats. Private message me if you need more information on finding out your legal rights as a renter!

Re: “Are Artists Gentrifying Sunset Park?

I agree with the native New Yorker below. Though Italians and other immigrant groups arrived and thrived in NYC, perhaps infringing only slightly on other groups that arrived before, we did so through industry and made a real contribution to the development of this city, from the establishment to labor rights and everything that is sexy to the monochromatic artisanal transplant who craves to be considered a New Yorker. The ubiquitous hipsters and yuppies only contribute liberal capitalism in their quest for a unique identity, which is really only a brand for the lazy and spoiled children of the suburbs.

Re: “Your Brief Guide to NYC's Underground Sex Parties

Very interesting to read all the comments. Yes, I agree that all parties can be a hit or miss at any given time - so to critique any of these entities written above solely based on one visit is probably not a true write up about these entities, their parties and their organizers.

NY City is ever so changing that one goes down the other comes up. Case in point ---

A new Entity called Tri-State Swingers Group has been quietly building up for the last couple of years that I know of. They are "Unique" in that the founder(s) have been building up their presence and membership base on various well know Swing Sites as well as developing their own Brand - very different than all others - simply to stay out of competing with others - and instead fill in the gaps where others have not been paying attention.

One particular example of filling the gap(s) is the Launching of the Annual East Coast Swing Life Convention - hosted by Tri-State Swingers Group - in affiliation with the EXXXOTICA's Love & Sex Expo(s) in Edison & Atlantic City, NJ.... this to me is talking a bold step which no other local club or group even thought of.

I would say, keep a watch on this new arrival on the scene and what they have to offer... YOU MAY BE PLEASANTLY SURPRISED !!!

A Veteran Lifestyle Member since the days of "Platos Retreat" and the legendary Larry & Mary Levenson duo..... had the privilege to be friends with them :)

No such contract is enforceable. You'll be on the hook for child support if your friend ever decides to pursue it. You can take that to the bank...

(Sperm banks have all sorts of licenses/permits and the anonymity protects the donor in some way).
